Property management for Edmonton fourplexes and infill

For owners of 4 to 20 doors in Edmonton: fourplexes, row houses with basement suites, side-by-sides and small apartment buildings. We look after the tenants and the building day to day, so you can own it without the phone calls.

You deal with a small local team. Send us your building and you hear back within one business day.

The buildings we manage

Fourplexes and row houses with suites

Since Edmonton’s Zoning Bylaw 20001 took effect in January 2024, row houses and small apartments are allowed in most mature neighbourhoods, up to eight units on a mid-block lot. A common build is four row houses, each with a basement suite. Every suite is its own tenancy: its own lease, deposit, inspection report and rent ledger.

Side-by-sides and up-and-downs

Two homes on one lot, often with a basement suite below each, sharing a yard and walks.

Small apartment buildings

Walk-ups and newer buildings of up to 20 units, with shared halls and entrances, and leases that end at different times.

What we do for your building

We set the rent

From what similar units near yours actually rented for, not asking prices. Our monthly Market Brief on Edmonton rents uses the same numbers.

We find the tenant

Photos, ads and showings from our Edmonton office. Every applicant gets a credit, employer and reference check, and one of our partners approves each tenant.

We collect the rent

Rent and deposits go into a trust account, separate from our own money. Late rent gets a call from the 4th of the month.

We handle repairs

Tenants report problems to us, not you. Nothing over $500 gets done without your written OK, except emergencies.

You see everything

A statement every month, your money by direct deposit, and move-in and move-out inspection reports with photos.

We deal with the hard parts

Tenant calls, notices, deposit returns, and evictions if it ever comes to that.

Read the Market Brief

Alberta’s rules, handled

Alberta’s Residential Tenancies Act applies to every suite in your building. These are the parts that catch owners out most.

Deposits

A security deposit can’t be more than one month’s rent, and it must go into an interest-bearing trust account at an Alberta bank, credit union or trust company within two banking days. At move-out the deposit, or a statement of deductions, is due within 10 days.

Inspection reports

A written report within a week of move-in and another within a week of move-out. Without them a landlord can’t deduct for damage.

Rent increases

Once in 12 months at most. A monthly tenancy needs three full tenancy months’ written notice.

Entering a suite

Written notice at least 24 hours ahead, between 8 a.m. and 8 p.m., and not on a Sunday or holiday without the tenant’s consent. Emergencies are the exception.

Disputes

They go to the Residential Tenancy Dispute Resolution Service (RTDRS) or the courts.
